When people buy a home, they’re not just investing in bricks and mortar; they’re buying into a place, a lifestyle, and, often, a promise. That promise might be written into glossy brochures and planning statements, reflecting aims for sustainable design, respect for nature, and a green and welcoming neighbourhood.

Tree roots are easy to overlook – they’re out of sight, underground. But that’s often how and why problems start.

When heavy machinery and frequent traffic disturb the soil, it can quickly become compacted. This reduces the flow of water and oxygen to the root zone, damaging the delicate network of roots and rhizomes that trees rely on to stay healthy. Without access to essential nutrients, trees begin to struggle, and in many cases, die off entirely.

Picture a summer’s day in a new-build housing estate. The sun is blazing, pavements are radiating heat, and there’s not a patch of shade in sight. Now picture the same street lined with mature trees. Dappled light filters through the leaves. The air feels cooler. It’s still hot - but it’s comfortable.

That’s the cool street effect. And it’s something we’re going to need more of.

When you walk around a new housing development, it’s often the green bits that make the biggest impression. A few established trees can soften a row of new builds, give welcome shade in the summer and make the whole place feel more settled and lived-in.

But if you’ve ever wondered whether those trees will really last, or if they’re just there to tick a planning box, you’re not alone.

When we think of a tree, we tend to picture the trunk, branches and leaves. The bit we can see. The bit we enjoy.

But that’s only half the story.

What lies beneath, the root system, is just as vital. In fact, most of a tree’s health, strength and lifespan depend on what happens underground. And in housing developments, that hidden half is often the first to suffer.

When choosing a home, it’s easy to get drawn in by the bricks and mortar, how many bedrooms, what the kitchen’s like, where the nearest school is. But take a moment to look just outside. That mature oak in the front garden? Or the silver birch lining the street? It might not be on the estate agent’s checklist, but it could be one of your new home’s most valuable assets.

When new homes are built, trees are often treated as optional extras. Some are kept, many are removed, and replacement planting is added into planning conditions as a way to “offset” the loss. On paper, it looks balanced. In practice, it doesn’t work.
